City Tower

We’re proud to share the completion of City Tower, a landmark 93‑storey mixed‑use development on Sheikh Zayed Road by H&H.

Rising 365m at the edge of DIFC, City Tower brings together 695 residences, from studios to 4‑bedroom penthouses and duplexes, alongside premium office and retail spaces, all just a 2‑minute walk from Emirates Towers Metro Station. With completion achieved, the tower is now ready for long‑term leasing from June 2026.

This project holds special significance for Joule Group as one of our first major projects following our inauguration in Dubai in 2017 - an eight‑year journey from concept to completion.

Project Delivery

From the earliest design stages, our team collaborated closely with the client, design architect and lead consultant to develop a highly engineered, performance‑based fire and life safety strategy tailored to the tower’s exceptional height and mixed‑use character. Key challenges included:

• Lift evacuation strategies

• Integration of refuge floors
• Advanced CFD analysis to validate lift shaft pressurisation and assess stack effect

Our scope included fire and life safety engineering, code compliance consultancy, performance‑based design, evacuation strategy development, CFD modelling, and securing Civil Defence approvals - all fully coordinated across disciplines to ensure seamless integration into the final building design.
