Britannia Way, Phase 2B

Joule Group are provided engineering consultancy services to Ardmore Construction for Britannia Way Phase 2B, the final phase of the London Borough of Hackney’s regeneration of the former Britannia Leisure Centre site. This major residential‑led development delivers 371 new mixed‑tenure homes across four new blocks, rising up to 27 storeys.

The wider Britannia project has already delivered a new leisure centre and an 1,100‑pupil secondary school, funded in part by the sale of private homes across the regeneration. Phase 2B completes the masterplan with a balance of affordable, shared ownership, and private for sale housing.

Our Role

Joule Group were appointed to provide fire safety strategy consultancy services through RIBA Stage 4 and Stage 5, ensuring the project meets the fire safety requirements applicable to modern multi‑storey residential developments.

Our work began with validating the existing design through:

  • Detailed architectural drawing reviews
  • Multi‑disciplinary coordination workshops
  • Identification of approval risks and compliance gaps

Once the design direction was agreed, we supported the team by reviewing the developing technical design and preparing a comprehensive RIBA Stage 5 fire strategy report, aligned with regulatory expectations and construction needs.

Technical Fire Engineering Support

  • Development of the Technical Design Fire Strategy
  • Coordination with structural, architectural and MEP teams
  • Review and refinement of evacuation principles across single‑stair and multi‑stair blocks
  • Consideration of building height, mixed tenure, façade design, and smoke control provisions

Construction‑Stage Support

During the construction phase, we provided ongoing technical support to assist Ardmore in implementing the fire strategy on site. This included:

  • Routine site inspections to monitor progress against the fire strategy
  • Review of sub‑contractor technical submissions
  • Continuous updating of the fire strategy as construction progresses and design conditions evolve
  • Advisory input on construction sequencing, management, and compliance

Our hands‑on involvement ensures that the fire safety design is both compliant and practically achievable during delivery.
